Buying Your First Home in Dundalk: A Step-by-Step Guide

Conveyancing · 30 June 2026 · Hamill, Wallace & Hardy LLP

Buying your first home is exciting, but the legal process can feel unfamiliar if you've never been through it before. Here's a straightforward overview of what to expect once your offer on a Dundalk-area property has been accepted.

Once the sale is agreed, we'll request the contract for sale and title documents from the seller's solicitor and begin our investigation of title — checking there are no issues with ownership, boundaries or planning that could affect you as the new owner.

In parallel, we'll carry out the standard searches (Land Registry, judgments, planning) and review the terms of any mortgage loan offer to make sure they're reflected correctly in the contract before you sign.

Once contracts are signed and a deposit is paid, we move toward closing — coordinating with your lender to draw down funds, finalising the balance of the purchase price, and registering your ownership after completion.

Because we know the location and price at the outset, we can usually give first-time buyers a same-day estimate of solicitor's fees and outlays, so there are no surprises in your budget.

Regulatory notice: In contentious business, a solicitor may not calculate fees or other charges as a percentage or proportion of any award or settlement. This statement is made in compliance with Reg. 8 of SI 518 of 2002. Hamill, Wallace & Hardy LLP is regulated by the Law Society of Ireland.
